A round-up of what's new in FLK it over this October: the VIC PMA updated for Victoria's new rental laws, the NSW Co-tenant DVT Notice now live, a Photo Consent template in Upload a Doc, and a new reminder alert on termination notices.

VIC PMA updated for Victoria's new rental laws

Victoria's new rental laws took effect on 13 October 2026, and the Victorian Exclusive Leasing and Managing Authority (VIC PMA) has been updated to match.

The changes are to the legal wording in Part 3 - Terms of Authority only:

  • No rental application fees (new clause 6.1(j))

  • Minimum standards records (new clause 7.3)

  • Two-yearly gas and electrical safety checks (clause 8.3 extended)

There are no new fields or extra steps. New VIC PMAs use the updated wording automatically, and completed agreements keep the terms that were signed.

The VIC Commercial PMA and PMAs in other states are unchanged. Read more

NSW Co-tenant DVT Notice now live

When a NSW tenant ends their tenancy with a Domestic Violence Termination Notice (DVTN), the landlord or agent must notify each remaining co-tenant within 7 days of the termination date.

The Co-tenant DVT Notice is now available under Create New > Co-tenant DVT Notice, letting NSW agents create and send the approved form (FT6710):

  • Each remaining tenant gets their own personalised copy

  • A built-in calculator works out each person's share of rent for the two-week period

  • The notice never discloses the DVTN, its evidence or the alleged perpetrator

  • Details can be pre-filled from your property management integration

NSW Photo Consent form available in Upload a Doc

Under the NSW domestic violence reforms that took effect on 21 September 2026, landlords and agents need the tenant's written consent before publishing photos or videos for advertising where the tenant's or a dependent child's possessions are visible.

The key rules:

  • Give 7 days' notice before taking photos or video for publication

  • Consent can be sought no earlier than 3 weeks before advertising

  • A free copy of the photo must be given to the tenant

  • No response within 7 days counts as refusal

While we build out the full flow in FLK it over, you can send the Request for consent to publish photographs or visual recordings today as an Upload a Doc template. Go to Upload a Doc, choose the Photo Consent template from the Document Template dropdown, add your details and click Start.

New reminder alert on termination notices

From next week, a reminder alert will appear on termination notices. Following a recent tribunal ruling, a notice given on behalf of a company landlord could be invalid for certain reasons. The alert reads:

"Based on a recent tribunal ruling, a notice given on behalf of a company landlord could be invalid for certain reasons. For example, if the reason is that the landlord or a family member will live at the premises (section 87M), the notice could be invalid because a company can't have family members. Please check with your licensee in charge or get legal advice if needed."
