How LAB Group works with FLK
With LAB Group, your account is connected to your FLK account and managed through FLK. Here's how the integration works:
Request activation — Submit an activation request for LAB vid the form above or from within FLK Settings. LAB onboards your agency and switches CDD on for your account.
Enable verification on your agreement — When creating a Sales Agreement, toggle AML/KYC on for each vendor. LAB's verification flows are configured automatically as part of your account setup.
Vendor completes verification — After signing, the vendor receives a verification link via email/SMS from LAB Group. They can also access it on the post-signing thank you page. The vendor completes the CDD process on their own device.
Track status in FLK — The verification status appears on your agreement summary: Outstanding, Pass, Action Required, or Failed. Full case detail is available in the LAB Portal.
Complete the agreement — Once all vendor verifications are complete (or you've recorded a reason for disabling), you can finalise the agreement.
Buyer Checks - once you find a buyer for a property, you can trigger stand-alone checks in FLK it over and link them on the same sales agreement so everything is housed in one location for simplicity. You'll have the same live data feed for compliance visibility.

LAB Group uses a simple per-check pricing model. All prices are +GST.
Individual or joint party verification: $35 per check
Company, trust, or SMSF verification: $65 per check
One-time onboarding fee: $300 per agent on activation
Early bird offer: The $300 onboarding fee is waived for agencies that sign up before 1 July 2026.

Why do I need AML/KYC?
From 1 July 2026, AUSTRAC's Tranche 2 reforms require real estate agents to conduct customer due diligence (CDD), maintain an AML/CTF program, assess money laundering and terrorism financing risks, and keep records for seven years. Non-compliance may result in significant penalties.
Do I need an AML/CTF program before I start?
Yes — under the new legislation, all real estate agents must have an AML/CTF program in place. If you don't have one yet, LAB Group offers a free AML/CTF Program Wizard at wizard.labgroup.com.au that can draft one tailored to your agency in under 10 minutes.
How do I connect LAB group to FLK it over?
Before you can connect LAB Group in FLK it Over, you'll need to be onboarded by LAB Group first. Contact LAB group to register your agency. Once onboarded, LAB Group will provide you with an agency code. Enter this code in FLK Settings to activate the connection. The integration will be live and ready to use once the code is entered.
How long does it take to set up my account with LAB Group?
Once a new agency configuration request has been received, the standard turnaround time is 2 business days.
How does LAB Group verify identity?
LAB uses biometric identity verification, document checks, PEP and sanctions screening, and adverse media checks — all in a single automated flow. No certified copies or in-person appointments required.
What entity types does LAB Group support?
LAB Group supports CDD for individuals, joint parties, companies, trusts, and SMSFs — covering all common vendor scenarios in Australian property transactions.
What is the LAB Portal?
The LAB Portal is your dedicated workspace for reviewing verification outcomes, actioning exceptions and Enhanced Due Diligence (EDD), and pulling complete audit trails ready for AUSTRAC examination.
Where are the verification results stored?
All verification records are stored in LAB Group's portal. FLK shows the verification status and provides a link to view the full result in the LAB Portal. FLK does not store certificates or verification documents.
How is LAB Group different from Personr?
LAB Group is connected to your FLK account — activation is handled through FLK with a simple per-check pricing model and no monthly subscription. Personr is a separate account you manage independently, with tiered subscription plans that include broader compliance management tools like program hosting and audit tracking. Both providers offer the same core AML/KYC verification capabilities within FLK.
What happens if a vendor fails verification?
If a vendor's check fails, the agreement will show a "Failed" status. The vendor can retry, and you can review the details in the LAB Portal. If the result is "Action Required", you may need to complete Enhanced Due Diligence (EDD) in the LAB Portal before proceeding.
Can I disable AML/KYC for a specific vendor?
Yes, but you must provide a reason which is recorded in the audit log. This ensures your compliance obligations are documented even when checks are waived.
How long does a KYC check request stay active before it expires on LAB Group?
The default is two weeks, though this may be extended to a month. LAB Group can adjust this setting based on customer feedback, so if link expiry is causing issues, reach out to them directly.
How should we record and file checks for the annual AUSTRAC report?
You can export all check records from the LAB portal as a CSV file, which includes more data columns than the portal displays. You can also drill into individual records and export all auto-generated documents (identity checks, biometric results, audit trails) as a zip file. LAB Group recommends downloading these into your SharePoint, Dropbox, or business directory for easy access.
If a buyer withdraws from a purchase, should we cancel the AML check?
Yes - go into the LAB portal, cancel the application, and add a comment noting the buyer withdrew. This creates a clean audit trail and removes the abandoned record from your active CDD view.
Does FLK it over obtain the client's consent to share their details with LAB Group?
Consent is covered in the agency agreement clauses added as part of AML compliance. LAB Group also presents its own data handling disclosure to the vendor or buyer as part of the CDD process, which they acknowledge before proceeding.
Does LAB Group provide ongoing monitoring of vendors and buyers throughout the sale?
The standard check is a point-in-time check only. Ongoing screening (which monitors for sanctions list changes over time) is available as an optional extra. Given the transactional nature of real estate, most agencies will complete a fresh check at the start of each new transaction rather than running ongoing monitoring.
Can LAB Group handle overseas vendors and buyers?
Yes - the LAB system supports multi-country identity documents, foreign company flows, and overseas address capture. The forms will pre-select the country based on the user's IP address location.
Do agents need to ask vendors and buyers any additional questions outside of the LAB process?
No, the LAB Group process is end-to-end. All required questions, including director IDs and risk assessment questions, are built into the LAB workflow. There is nothing additional for the agent to do outside of triggering the check.
What does the annual AUSTRAC compliance report cover?
The annual report (due early in the calendar year for the previous reporting period) covers:
Confirmation that you maintained and applied an AML/CTF program
How you conducted customer due diligence (e.g. via FLK it over and LAB Group)
Any suspicious matter reports or threshold transaction reports lodged
Staff training and governance (sessions like this webinar count as evidence)
Any compliance remediation undertaken during the year
You do not need to submit a full list of every person checked, it is more a statement of how your program was applied. Exporting your LAB Group CSV provides the supporting evidence if needed.
Does FLK it over obtain the client's consent to share their details with LAB Group?
Yes. The Agency Agreement includes clauses covering the sharing of personal information as part of the AML/KYC process. Each real estate agency is also responsible for maintaining its own privacy policy that addresses the sharing of personal information with third parties such as LAB Group.
To give you extra peace of mind, our agreement with LAB Group also includes strong protections around how your data is handled, backed by contractual commitments that hold LAB Group accountable for the security, accuracy and privacy of the information they process on your behalf.
How do I run a KYB check for a company with multiple directors?
You only run the KYB check once - it automatically verifies all of the company's directors.
To add each director on the form, create a separate corporation vendor for each director, using the same company. For example:
• Vendor 1: Example Corp - Director 1.
• Vendor 2: Example Corp - Director 2.
Enable the KYB check on the first vendor only (Vendor 1). When you do, it automatically runs the necessary checks on all of the company's directors. Don't enable KYB again on Vendor 2 (or any further directors) for the same company - the first check already covers them, so re-enabling it would duplicate the check.
If I move an agreement back to draft after the vendor check has already been completed, will the vendor need to complete the check again?
No, the vendor does not need to complete another check if the check has already been completed.
FLK’s KYC/AML integrations are designed to provide a convenient all-in-one workflow, however the source of truth for the check status is the provider’s own portal, such as LAB Group or Personr.
As long as compliance has already been completed, you can proceed to completion without completing the AML check again through FLK. The original check will remain available in the LAB Group or Personr portal if you need to review it later.
You can also add a note in the agreement’s Notes section in FLK to document the AML process for future reference.
If a vendor sells multiple properties, do we need to run AML checks each time?
Generally no, if the business relationship is ongoing and continuous, one check is sufficient. However, if significant time has passed (e.g. two years between transactions), it may be prudent to run a new check as the vendor's risk profile may have changed.
